Two Design Service Methods
Meader Constructions offers two distinct design service methods for home construction projects.
Architect, Home Designer Collaborated Projects (Full Design) and Construction Tendering.
Method One - Full Design Service
This is where we work collaboratively with some of Brisbane’s best architects and interior designers to meticulously plan and execute our clients’ construction projects.
Within the framework of Meader Constructions, our role encompasses providing crucial insights into construction methodologies during both the conceptual design phase and construction documentation stages.
This approach facilitates essential cost analysis, empowering our clients with the information needed to make well-informed decisions regarding design elements, inclusions, and costs, thereby minimizing the likelihood of unexpected surprises in the course of the project.
This method is beneficial for clients who are time-poor and prefer a stress-free route.

Method Two - Construction Tendering

Method two is known as Construction Tendering. It is for those who have already engaged an architect or interior designer, and already have a set of completed architectural plans.
Using these designs we can provide a tender for the cost of the proposed project.

Meader Constructions will conduct a site inspection to discuss the project and budget with you. At this meeting, you will be able to have a one-on-one site meeting with our builder, Ben Meader, who will focus on your goals, project design, budget considerations, industry trends, and a detailed overview of the Meader Constructions building process, outlined below.
Curious about the cost of our building Estimates? It’s obligation-free, and we prioritise understanding your budget for optimal design and inclusions. Rest assured, a reputable builder won’t inflate prices based on your disclosed budget. Transparency is key to a successful partnership.
Concerned about the timeline? Once we receive all the necessary details, expect your building estimate within three weeks. At each step, Meader Constructions is committed to open communication, ensuring your project stays within budget and meets your expectations.
Entering the Preliminary Stage: If the building estimate aligns with your budget, we proceed to prepare a detailed Tender (Preliminaries). If adjustments are needed to fit your budget, we provide recommendations to optimise project costs without compromising quality.
Final Plans Completion: Engage the original designer for continuity or we can bring in one of our partnered designers and engineers. At Meader Constructions, flexibility and tailored solutions ensure the seamless progression of your project, delivering detailed designs that align with your vision and budget.
Cost and Deliverables for Preliminaries
Expense Details: The production of preliminaries involves obtaining final plans, soil reports, and site surveys, incurring both external and internal expenses. Costs can vary, typically starting from $2,000, contingent on factors such as project complexity, engagement of subcontractors and suppliers, and the time required for Tender development.
What to Expect: By the conclusion of the preliminary stage, you will receive completed plans and a final Tender. This comprehensive package includes a detailed list of all inclusions and finishes for your project. Moreover, it provides you with the precise fixed contract price, encompassing site costs. Meader Constructions ensures transparency and clarity, empowering you with a thorough understanding of your project’s scope and financial commitment.
Streamlined Building Approvals: We take the hassle out of dealing with local Councils and Certifiers by managing application on your behalf. Throughout the approval process, we monitor and coordinate any additional reports requested by the Council, such as bushfire or energy efficiency, to ensure a smooth submission process.
Finalising Contracts: With a clear vision of your home’s design and precise cost details, the next step is crafting the contract. The accuracy of the preliminaries is crucial as they form an integral part of this contractual process.
Contract Organisation: Meader Constructions uses Master Builders (MB) and Housing Industry Association (HIA) Domestic Building Contracts, outlining the rights, liabilities, and obligations of each party. We prioritize your understanding by providing ample time for review, offering the flexibility to sign electronically or arrange an in-person contract signing appointment at your convenience.
Home Owners Warranty: Upon signing the building contract and paying your deposit, you’ll receive a job-specific Home Owners Warranty (HOW) policy. This coverage protects against loss caused by defective or incomplete work in case of the contractor’s death, disappearance, or insolvency.
Efficient Application Submission: After issuing the Home Owners’ Warranty, we promptly submit the relevant applications to Council and appoint a Certifier. At Meader Constructions, our commitment extends beyond construction; we aim to streamline the administrative aspects, ensuring a seamless progression from contract finalization to the commencement of your project.
Refining Your Choices: With your plans submitted to Council, we seize the opportunity to fine-tune your selections while the approval process progresses. Our detailed Selections Worksheet ensures confirmation of specific fittings, fixtures, finishes, and colors tailored to your project. While we offer expert recommendations aligned with your home’s architecture and style, you have the freedom to choose from any suppliers.
Flexibility in Selection Changes: Should you decide to alter your selections during this phase, we accommodate changes with ease. Whether it’s switching from timber floors to carpet in the bedrooms or making other adjustments, we provide fixed variation costs and credits, ensuring transparency and peace of mind.
Timely Decision-Making: While Council approvals typically take 6–11 weeks, we recommend completing your selections within a month. Timely decision-making not only streamlines the overall process but also minimizes delays in material deliveries and construction. At Meader Constructions, we prioritize efficiency and flexibility, ensuring your project moves forward seamlessly.
Transitioning from Plans to Reality: As all the meticulous planning and paperwork come together, our onsite team transforms your vision into reality. With permits and approvals in hand, stamped plans and building approval are forwarded to your lending authority, who issues a commencement letter granting Meader Constructions permission to start building. Witnessing our team break ground is a moment worth celebrating.
Payment Structure and Access: Throughout the construction, progress payments are outlined in the contract at specific building stages. As each stage completes, you receive a clear invoice from Meader Constructions. While our Builder, Ben Meader, oversees quality control onsite, there are critical stage inspections where your presence is required for coordination.
Flexibility in Changes: Need to adjust mid-build? No problem. Although early decisions are preferred, we understand that expectations may evolve. We provide cost quotes for changes, ensuring transparency and actioning modifications upon your approval.
Moving-In Timeline: The contract provides an estimated construction timeline, and as completion approaches, you’ll receive a handover date. It’s essential to note that frequent changes during construction may impact the final completion date. Meader Constructions remains dedicated to delivering your dream home efficiently and with the flexibility to accommodate your evolving needs.
